Operations

We create and deliver on the management plan based on the Underwriting and Due-Diligence analysis. Each property is assigned a professional property manager and support team (depending on size) with expertise for that specific type of property.

Our Operation Managers receive a manageable portfolio to ensure each property maintains a high quality of service at all times. We ensure the execution of the financial and physical performance goals, which improves the value of the asset for dispositions:

Dispositions

Our Investment Managers contribute to the underwriting, investment strategy and execution of both Acquisitions and Dispositions. 

In Dispositions, our Operations Managers do a thorough analysis of the investment to answer the following disposition decisions:
1) What should the disposition price be?
2) What should the method of disposition be based on the goals of the ownership team?

Whitney Ward, Founder & Principal

An exceptional leader and highly driven entrepreneur, Whitney Ward is the Founder and Principal of Intuitive Management Partners.  As the Principal, Ms. Ward identifies and defines overall company growth initiatives for IMP.  She also oversees multifamily JV acquisitions, debt & equity partnerships, as well as, third-party management opportunities.  

Prior to Intuitive Management Partners, Ms. Ward spent several years as the lead Multifamily Investment Sales Broker for a National Brokerage Company.  Ms Ward used the skills and expert knowledge that she developed in the multifamily asset type to open a niche Multifamily Investment Management Company that leverages an expertise in operations to offer value to both clients and partners.   

Known and recognized as a leader and knowledgeable professional in Multifamily assets, Ms. Ward has shared her experiences, multifamily market outlook and economic forecast during several industry conferences in the Southeast, including the Jake & Gino Annual Multifamily Conference and the Atlanta Multifamily Summit.  Ms. Ward has also been featured on several podcasts including; the Jake & Gino podcast, Multifamily Investor Situation Room with Dion Huey, Apartment Investing Journey Podcast with David Robinson and many others.

Alicia Kirkland, CAM - Operations Manager

As Operations Manager for Intuitive Management Partners, Alicia Kirkland brings leadership and experience in Apartment operations for both onsite and portfolio management.  Ms. Kirkland oversees regional onsite management teams and ensures the execution of the business plan for each property based on the needs of that specific asset.

Ms. Kirkland brings a vast set of skills in operations from her years of accomplishments, education, and experience in property management.  Ms. Kirkland's expertise in managing both apartment communities and homeowners association communities gives her over 4,000 units of management experience.  With each multifamily asset having its own unique business plan and strategy, the foundations of Ms. Kirkland's specialization are in resident retention, minimizing delinquencies, and maintenance & risk management planning and implementation.  Ms. Kirkland understands how to improve the value of an apartment asset, while maintaining resident satisfaction.

Through her experience, Ms. Kirkland has knowledge in Property Budgets, Tax Credits, HOA Communities, Lease ups, Renovation Management, Traditional Multifamily (A, B, and C asset classes), Landlord-Tenant Laws, and Fair Housing Laws.
